Press Session In Southampton On Friday To Focus On Affordable Housing

A panel including state and local lawmakers, real estate agents and developers will tackle the topic of affordable housing on Friday, in what will be the second “Press Session” to take place at Union Cantina in Southampton Village in the past month.

The panel will consist of Town Supervisor Jay Schneiderman; State Assemblyman Fred W. Thiele Jr.; Diana Weir, the Southampton Town director of housing and community development; Michael Daly, a member of the Town Zoning Board of Appeals who is also a real estate agent and founder of the group East End YIMBY, or “Yes In My Back Yard”; and Ralph Fasano, the executive director of Concern for Independent Living, which is proposing a 60-unit affordable housing development in Southampton.

While the need to create affordable housing is recognized by many people in the community, efforts are often stymied by those who do not want the housing in their neighborhoods out of fear that it could impact the value of their homes or increase density and traffic, among other things.

Mr. Fasano recently proposed the construction of a 60-unit affordable housing development behind the Southampton Full Gospel Church near the intersection of North Sea Road and County Road 39.

While people like Mr. Daly have shown support for the project, others, including Town Board members, have expressed concern about traffic flow in and out of the development, proximity to nearby housing and density.

Other projects, like the eight-building, 38-unit affordable housing complex at 41 North Phillips Avenue in Speonk, known as Speonk Commons, have been reduced in size through the application process and numerous public hearings. In fact, the application for Speonk Commons was met with strong opposition at first when the developer, Georgica Green, asked to have a 51-unit development constructed — it was reduced to 38 units.

Mr. Schneiderman has made the search for more affordable housing one of his main goals as town supervisor since taking office in 2016.

As property values continue to rise, people who work on the East End are finding it more difficult to find a place to live.

One solution Mr. Schneiderman worked on to get more affordable housing for people in the workforce was to loosen the accessory apartment law and make it easier for homeowners to set up apartment rentals at their residences.

In 2020, a proposal to add a real estate transfer tax similar to the 2 percent Community Preservation Fund tax is expected to make its way through the state level, and if approved, could help fund affordable housing projects on the East End.

While many people oppose these projects, the search for balance is underway.

The Press Session, Young Families & Our Workforce: Addressing Affordable Housing Crisis, will take place at noon on Friday at Union Cantina on Bowden Square in Southampton Village. Tickets for the event are $35, and are limited.

The continued overbuilding is the cause for the need for affordable housing. The circle is self perpetuating. Bring in more housing, more low paying construction and maintenance jobs, line the pockets of big government and school districts at the expense of the existing communities.. Diana Weir makes a good living as the Director of Housing paid for by the taxpayers (and told my partner and I that she got the job since she is like a "mom" to Jay). Did either one of them realize that the sales price base for collecting the transfer tax is $250K, the same as it was in 1999. What house in TOS is $250K? Do they realize that they are creating economic discrimination by stealing from the middle class to maintain the wealthier communities? I haven't seen a 250 housing complex in Sagaponack being proposed.

The Sandy Hollow Section 8 Housing Complex had 1000 local signatures on the petition filed against it while 3 non area people spoke out publicly in favor. Today the place looks horrifically Hellacious . Mike Daly & Diana Weir are nothing but mindless interlopers who would ruin your established neighborhood and long time local lifestyle with no consideration to you. They did it before and will do it again. Shun them, ban them & run them both out of Town on a rail.

From what I remember about Sandy Hollow, it was another "bait and switch. The area was zoned 2-acre so most homes are on a two-acre lot and the town purchased one of the properties without telling the community exactly what they were going to do with it and build 28 apartments. Again, who pays for that density - school taxes, fire, ambulance, etc. Are thee residents really local residents or are they "new residents' from outside the area. However, I don't believe it is "Section 8" and in fact, ...more

Jobs and Housing are chicken 'n egg thing.
A number of companies that have considered moving here sited the lack of housing that is affordable for their employees as a reason for not opening their business here. But I agree, we need more, better paying jobs on the East End.

This all seems well and good to get more info, but from my point of view, anyone who could benefit from affordable housing is more than likely working on Friday afternoon. Wouldn't this be better off in the evening? Or have more than one, so that the working people can actually have input .

Why would they want the working peoples input? This is about looking important, and busy. You can't do that if people are disagreeing with you.

The solution is to keep government out of it , let the free market work. The fact of the matter is that not everyone can live wherever they want due to simple economics. I would love to live on Meadow Lane but can’t afford to , should the government subsidies be used to make it ‘affordable ‘? Certainly not. One lives where one can afford to live.

I agree BF that especially this government (TOS) should stay out of the housing market. Wages have definitely not kept up with the housing market - not unique to the East End, but by creating more density and more low wage jobs, big government and school districts paid for by the taxpayers, the local government is exasperating the problems.

The Government is the problem. There are no free rides only when votes are needed by politicians. They tend to dump on less politically affluent areas such as EQ, Flanders, HB, and Speonk. Placing accessory apartments in an already dense areas is stupid such as the overlay project in HB as a prime example of govt bait and switch. Time for change this November.
